What an asking price is and how it differs from an appraisal

Many people use "appraisal", "valuation", and "asking price" as synonyms. They are not, and confusing them is the root of most mistakes.

The appraisal answers: "What is this property worth according to a regulated methodology?" The valuation answers: "What is this selling for today, on this street?" The asking price answers a different question: "What number makes the right buyer open my listing?"

The three figures can be different and all three can be correct at the same time. What must not happen is for the asking price to be set while ignoring the other two.

The three prices of a home

In practice, each property has three numbers coexisting:

1. The technical value. What the appraisal methodology yields: homogenized comparables, adjustments for floor level, condition, orientation, and age. It is the most stable and the one that holds up in court.

2. The market value. What a buyer is willing to pay today, in this area, with this competing supply. It moves with the cycle. In July 2026, the province of Málaga closed at €4,272/m², 7.6% higher than a year earlier.

3. The emotional price. What the owner believes it is worth, which usually incorporates the renovation they did, what they paid in 2007, what they need to buy the next house, and thirty years of memories.

The third is not illegitimate: it is human. But it is not a price; it is a wish. The technical work consists of separating the three and building the asking price on the first two.

How to calculate the real market value of your home

This is the procedure I follow. You can replicate much of it yourself.

Step 1. Define the comparable area

It is not "Vélez-Málaga". It is the specific environment: same neighbourhood, same typology, same access, same distance to services and the beach. In the Axarquía, two hundred metres changes the value drastically: first line, second line, and "sea views from the terrace" are three different markets.

Step 2. Gather real comparables

A comparable is a similar property. You need between six and ten. And here is the most common mistake: most people use listing prices, not sale prices. The published price is an aspiration; the deeded price is a fact. The former are systematically higher.

Useful sources: registry statistics, real estate portals (with the corresponding downward correction), and information on closed operations handled by any professional active in the area.

Step 3. Discard useless comparables

Out: new builds (different market), properties with liens or special situations, sales between family members, auctions, and any listing that has been published for more than six months without selling. The latter is not a market benchmark: it is proof of overvaluation.

Step 4. Homogenize

No comparable is identical to your home. You must correct the differences with coefficients. The ones that carry the most weight in the Axarquía:

These are indicative orders of magnitude, not a formula. The real weight depends on the micro-zone.

Step 5. Obtain a bracket, not a number

The honest result of this process is never "your house is worth €287,400". It is "your house is between €275,000 and €295,000". Anyone giving you a figure down to the last euro without conditions is selling you confidence, not technique.

Step 6. Choose your position within the bracket

Here there is legitimate strategy:

  • Bottom of the bracket: fast sale, possible competition between buyers, risk of leaving money on the table if the bracket was poorly calculated.
  • Middle: the standard scenario. Maximum probability of closing in 4–8 weeks on the Costa del Sol.
  • Top: valid only if the property has a scarce and verifiable attribute (first line, unique views, unrepeatable plot) and if you accept a longer timeline.

What is not a position within the bracket is starting 20% above the maximum. That is not strategy: it is stepping out of the market.

What really happens when you price above the market

This is the part almost no one explains to the owner. Overvaluation is not a neutral error that can be corrected by lowering the price later. It has a compounding cost.

The paradox is exact: starting high so as not to lose money is the most common way to lose it.

These are the benchmarks for July 2026. They serve to situate you, not to set your price: within each municipality there are differences of more than 40% between areas.

Relevant data for those wondering whether to sell now: Málaga city reached an all-time high in July 2026 at €3,937/m², 6.9% more year-on-year. The province rose by 7.6%. The market is expensive, yes — but that does not mean any price will sell. It means the bracket has shifted upwards, not that it has disappeared.

Real case: two twin homes in Torre del Mar

Two flats in the same building, same entrance, second and third floors. 92 m², two bedrooms, terrace, no lift until the community renovation. Market valuation: €200,000 – €218,000.

Owner A publishes at €209,000. Receives eleven visits in three weeks, two offers, closes at €204,000 after 41 days.

Owner B publishes at €265,000 — "so I have a margin". Four visits in two months. Drops to €239,000 in month four; two more visits. Drops to €219,000 in month eight. Closes in month eleven for €197,000, with a buyer who negotiated relying precisely on the eleven months the listing had been up.

Final difference: €7,000 less and ten more months of IBI, community fees, utilities, and mortgage payments. The negotiation margin that Owner B was looking for ended up staying with the buyer.

Checklist: 10 checks before publishing your listing

  1. I have between six and ten comparable benchmarks of closed operations, not listings.
  2. I have discarded listings that have been published for more than six months.
  3. I have homogenized by floor, lift, condition, orientation, and views.
  4. I have a price bracket, not a single figure.
  5. My asking price is within that bracket.
  6. I know what sales period the position I have chosen implies.
  7. I have calculated what each month of waiting costs me (mortgage, IBI, community fees, insurance, utilities).
  8. The property deed (nota simple) has been requested and there are no unknown liens.
  9. I have a valid energy certificate.
  10. The photos are taken and the house is prepared before publishing, not after.

If you fail on point 10, fix that before the price: a listing with poor photos forces you to lower the price to compensate for something that cost much less to solve.

Frequently Asked Questions

Is the asking price the same as the appraisal?

No. An appraisal is a report signed by a licensed appraiser, subject to Order ECO/805/2003, with validity before banks, the Tax Office, and courts. The asking price is a commercial decision based on market value. An appraisal can say €280,000 and the reasonable asking price be €295,000, or vice versa.

How much above market value can I publish?

As a guide, no more than 3–5% above the top of the bracket, and only if the property has a scarce and verifiable attribute. Above that, you begin to fall out of buyers' search filters, which is where the sale is lost.

What happens if I lower the price after three months?

It works worse than starting out correctly. You will have spent the initial peak of exposure and buyers who already dismissed your listing rarely return. A drop recovers some traffic, but never the momentum of the first week. The more drops you accumulate, the more you signal weakness in the negotiation.

How long does it take to sell a house in Málaga?

With a correct price, between 4 and 8 weeks in Málaga and the Costa del Sol. Nationally, according to idealista data from the fourth quarter of 2025, 11% sell in less than a week, 34% in the first month, and 11% take more than a year. The latter group is, almost always, that of poorly set asking prices.

What if my house has something unique that the comparables don't?

Then the attribute must be quantified, not just invoked. "It has incredible views" is not data; "properties with unobstructed sea views in this stretch sell for 8% to 20% higher" is. If the attribute is real, it will appear in the comparables. If it does not appear in any comparable, it probably does not have the market value you attribute to it.

Before deciding on your price

The asking price is the only sales decision that cannot be fully corrected. Everything else — the photos, the ad text, the viewing strategy — can be rectified. The price leaves a mark.
